Do you know what the difference is between a patio home versus a duplex?

  • Patio homes have a full concrete block separation wall.  They also have full separate structures on each side of the wall and cannot have any attachments or penetrations through the separation wall.
  • Lots are subdivided at the separation wall and each can be sold separately
  • Patio homes tend to be in higher end neighborhoods and more luxury oriented.
  • Patio homes have a full sodded lawn and irrigation, all brick/maintenance free exterior, and they have a covered patio
  • The homes are built with low maintenance in mind
  • If an owner wanted to live in one home and lease the other out, they could and still give the tenant an option to buy the home.
  • If there was ever a fire in one patio home, the other side would survive
  • Each home has it’s own attic and crawlspace
